What does home mean to you?

For many, home is a haven. A comfort, a safe space. And sometimes even the largest investment we will ever make in our lives. The process of buying a home, especially if its your first, can be daunting, which is why you’ll want a trusted advisor by your side who has navigated the process hundreds of times.

What’s important to you in your future home? Here are some things to think about.

Important considerations when buying a home:

  • Urban or suburban? Country or city? Close to work or close to downtown? These are all important considerations. Location is the one thing you can’t change, so pinpointing where you want to put down some roots is of the utmost importance.

  • Do you prefer a home with lots of character or do you prefer contemporary styles? How about a garage? Fenced yard (or fence-able yard) for your pup? Listing your non-negotiables and nice-to-haves will help you determine which home is the best for you.

  • Pool? Tennis Court? Golf Course? Or do you prefer no frills and keeping costs low? Striking a balance will require some thought on what amenities you value and are willing to pay for (typically in your HOA dues) or if you’d rather forego amenities in return for more land or lower costs.

  • Does the house need some work, or is it move-in ready? What about long term big ticket expenses, such as replacing the HVAC system or roof? The cost of updates and deferred maintenance should not be ignored as these can add up to potentially tens of thousands of dollars.

Properly marketing your home involves a lot more than putting it on the MLS. De-cluttering, staging, professional photography (and/or video), and pricing strategy are all very important parts to not just listing a home, but actually getting it sold. With an overwheming majority of home buyers these days finding their future home on the internet, you want to make sure the first impression is a good one.

Another consideration is whether or not you need to sell the home. I am frequently asked about whether selling or renting it out is the best choice, and the answer to that is “it depends”. Would it make a good long term investment? There’s a lot of factors that go into determining its viability as a rental property.

  • When selling your home, pricing to sell is THE most important factor. Pricing strategy can be very nuanced and is dependent on the market, neighborhood, and timing!

  • With an overwhelming majority of homebuyers searching and finding their homes online, having professional photos (and potentially video) done of your home will ensure it appeals to the most people! There’s nothing worse than a beautiful house with bad listing photos.

  • Make sure to declutter your home by putting items in storage, taking down family photos, and giving the house a good deep clean. The goal here is to make home showings a pleasurable experience to give potential buyers the best impression of your home.
